Extrajudicial foreclosure is the sale of mortgaged property through a notary public or sheriff without a court case, available when the mortgage contract contains a special power of attorney authorising the mortgagee to sell. It proceeds under Act No. 3135, as amended, with publication and posting requirements before the auction.
