What this service covers
Remedial decisions fail when they rest on stale file data. We verify what actually exists: whether the title is clean, who occupies the property, whether the borrower is still employed where the file says, and what recoverable assets can be identified through lawful sources. Each finding is reported with its source, so the committee knows exactly how much weight it carries.

Title verification, annotations and encumbrances, tax declaration and assessed value, and corporate or business registration checks where relevant.

Site inspection of the property, confirmation of occupancy and improvements, neighbourhood verification and employment confirmation, all dated and photographed.

A written report per subject with verified findings, document copies, photographs and an explicit list of items that could not be verified and why.
Questions institutions ask
What does a property search cover?+
Registry verification of the title, annotations and encumbrances, tax declaration and assessed value, plus a site inspection confirming actual occupancy, improvements and access. Findings are reported with supporting copies and dated photographs.
Are employment and income checks lawful?+
Yes, when conducted on lawful bases under RA 10173 and limited to verification of facts the borrower already declared to your institution. We do not obtain data through misrepresentation and we do not disclose the existence of a debt to employers or third parties.
How are findings delivered?+
As a written investigation report per subject: verified findings, source of each fact, dated photographs, document copies and a clear statement of what could not be verified. Remedial committees can act on the report as-is.
Can this be used before approving a loan?+
Yes. The same verification work supports pre-approval credit investigation as well as remedial decisions on existing accounts.
